Prologis is seeking a Director, Construction & Development in the Toronto market. The ideal candidate is professional, innovation-minded, works well in teams, and has local track record of successfully delivering high-quality projects on-time, within budget and to satisfied customers. Experience in ICI construction and tenant improvement will be required of the position. This position will manage the municipal approvals & permitting, design and construction of industrial / warehouse facilities (both speculative and build-to-suit) and tenant improvements.

Here's how to do that:
Lead a team of consultants and contractors to obtain the regional capital deployment goals and objectives.
Plan internal and external resources as required to coordinate and monitor every facet of the development process in projects that are assigned, including:
Partner with the Country Manager and Investment Officer in evaluating land and building acquisitions and dispositions
Hire and manage design professionals and consultants
Schedule, budget and plan development
Lead project municipal approvals process from acquisition through project permitting
Provide conceptual and pre-construction estimating for all aspects of development
Manage procurement of project permits and approvals
Regulate on-site inspections of progress, safety & quality
Lead role in project closeout
Effectively communicate prudent information regarding project status to Market Officers and Supervisor
Develop, tender and manage bid packages for projects up to $20M in development cost
Review, understand and provide input on the Regional Prologis Specifications
Manage any legal issues to ensure that the proper Agreements are executed for each company performing services or construction on each development
Respond to Build to Suit or Leasing RFP’s by establishing site plans and floor plans, proposed specifications, construction budgets, and schedules. Establish, plan, and participate in regularly scheduled development meetings to communicate the company’s expectations and oversee the timely completion of milestones set forth in the each of the contemplated developments.
Develop budgets, define risks and track costs, both hard and soft costs for land, infrastructure, and building construction.
Monitor trends in the local construction market including pricing of materials and labor.
Research design, and construction alternatives and value engineering opportunities that will drive innovation in Prologis’ developments without compromising functionality or life cycle costs.
Interface and develop working relationships with various public agencies

Minimum degree of a Bachelors of Science in Construction Management, Architecture, or Engineering (Civil or Structural) 5 years of experience working in the field of Civil Engineering, Architecture, or Construction Management. If education is strictly in Engineering, Construction Management, Architecture or Real Estate Development, applicant should have a minimum of 2 concurrent years’ experience working on construction projects.
Extensive experience in local industrial development, land municipal approvals, and construction.
Project management experience with a general contractor preferred. Additional experience on BIM projects is desirable but not required.

Be self-motivated and have the ability to multi-task and prioritize with minimal direction
Computer proficiency: MS Project, Google Earth, ACAD viewer (in addition to normal Microsoft tools)
Excellent written and verbal communication skills
Be able to travel up to 10% of the time.
A professional license (Engineer, Architect, etc) is desirable but not required.
