GROW YOUR CAREER WITH TRIOVEST AS SENIOR MANAGER, OPEX
Reporting to and in collaboration with the Senior Director, Operations, the successful candidate will fill the full-time position of Senior Manager, OPEX (AB/SK) at our Calgary, office. This role will be accountable for leading the OPEX project delivery team in the successful implementation and construction of Tenant Improvements (TI), Capital Repairs (CAPEX) and Operations and Maintenance (OPEX) projects.
The Senior Manager, OPEX (AB/SK) will have extensive experience relating to the development and construction of office, industrial and retail projects including: oversight of the selection process for consultants and contractors, oversight of the design process with specific reference to the overall building strategy, oversight of all required permitting and municipal processes, management of construction and changes, tenant coordination and project close-out.
WHAT WILL YOU BE DOING?
Oversee and collaborate on the construction of multiple OPEX/CAPEX/TI projects.
Collaborate on comprehensive PCAR development and long-term capital planning for the AB/SK portfolio.
Maximize fee revenue opportunities by understanding individual fee thresholds in relation to project budget.
Minimize risk through the optimization of collaborative project planning.
Provide Service Excellence to both internal and external clients through continual improvement and inclusive communication.
Establish a culture of inclusive and proactive collaboration between Operations, Property Management and the OPEX project delivery team.
Oversee adherence to Triovest Procurement Policies.
Lead implementation of Yardi Construction Manager, Vendor Café and Job costing.
Assist in the preparation and submission of detailed monthly and quarterly financial reports and project status reports for development projects and provide any other reporting as may be required by Triovest Realty Advisors.
As a priority provide timely review of potential lease requirements and collaborate and mentor the OPEX project delivery team in delivering preliminary construction budgets.
Assist Leasing Managers with any language requirements pertaining to leasehold improvements within development projects.
In collaboration with Operations, provide timely review and comments on non-managed tenant construction drawings.

To fulfill this role successfully, you should demonstrate the following minimum qualifications:
Education required is a University or College degree in the construction or project management field (i.e. Eng., CET, B Arch) or commensurate experience.
10+ years of project and/or construction management experience with an emphasis on the execution of commercial projects.
Experience in commercial real estate i.e. high-rise tenant and mechanical projects would be considered an asset.
Proven project management, planning and analytical skills.
Experience in contract negotiation and administration.
Intermediate to advanced skills in Microsoft Office and Microsoft Projects.
