Reporting to the Operations Manager, the successful candidate will fill the full-time position of Building Operator at 6880 Financial Drive in Mississauga. This portfolio is a 811,949 sq. ft office complex. The primary objective of the Building Operator is to ensure that the assigned real estate portfolio is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency.


Operate and maintain electrical, mechanical and life safety equipment in the building to ensure proper environmental comfort and ensure the physical plant operates safely and efficiently.
Perform assigned preventive maintenance duties, carry out and/or oversee repairs of HVAC, mechanical, plumbing, electrical and life safety systems. Report unusual conditions to the Operations Supervisor.
Conduct tests and maintain proper control of water treatment programs; maintain appropriate records and reports.
Maintain the cleanliness and appearance of all machine rooms, electrical rooms, pump rooms, and cooling tower areas.
Routinely inspect the building and equipment to determine additional maintenance or repairs required and report such conditions to the Operations Supervisor or Operations Manager.
Maintain computerized control systems including BAS, lighting systems, fire systems and Angus Management Systems.
Maintain outdoor air ventilation as per guidelines and building design and strictly adhere to filter replacement schedules to ensure proper air quality and efficient operations.
Conduct monthly after-hours fire testing and generator testing.
Respond quickly and efficiently to all tenant and property management requests.
Assist with insurance and risk management inspections, remedial actions and reporting.
Maintain an inventory of supplies and equipment and make recommendations.
Oversee contractor(s) to ensure work is preformed correctly and as per contract or work order.
Remain current and up to date with new industry practices, legislative changes and new technologies.

To fulfill this role successfully, you should demonstrate the following minimum qualifications:

Three (3) years of related building operations experience.
Post-secondary education in related discipline, e.g.: BES Certification.
Journeyman trades (Electrician, Plumber, Refrigeration) experience an asset but not a requirement.
A clear understanding of how to read building drawings for various disciplines (Mechanical, Architectural, Electrical, Structural).
A knowledge of Health & Safety procedures and programs (WHMIS, Lockout & Tag out, fall protection and mould).
An in-depth understanding of the operation and maintenance routines of HVAC and life safety equipment.
A knowledge of general maintenance procedures.
Some understanding of computers, smartphones, and the Microsoft Office software package.
The ability to work all hours required to provide sufficient building coverage.
