The Project Manager, Urban Development is responsible for urban area developments through acquisition, planning, design and construction.
What You'll Be Responsible For:
Provides input and supports the establishment of project initiation including the scope of resources, milestones, schedule and budget of a project through the acquisition phase;
Carries out feasibility studies and risk assessments;
Creates the cross-functional project team by consulting with internal and external partners on the appropriate resources required for the project’s lifecycle;
Leads and champions the project team to develop a realistic and comprehensive project plan that will ensure the project team to meet the project objectives;
Develops contracts and negotiates revisions, changes and additions to contractual agreements with consultants;
Identifies, manages and resolves project issues;
Conducts regular project team meetings to share information, confirms issues are brought forward and that all details are addressed;
Assesses project performance for cost, schedule and scope, and communicates opportunities and challenges with the appropriate stakeholders and senior leaders when issues occur;
Identifies areas in which changes to the project plan are required and suggests alternatives;
Conducts post project reviews;
Reporting, Drawing Review & Construction Management
Analyses architectural plans and drawings, highlighting possible risks and opportunities for value engineering;
Manages design review drawings and specifications while providing feedback on costs and practicality;
Works with a General Contractor, plans and prepares construction schedules and milestones while monitoring progress against established schedules;
Prepares progress reports and issues progress schedules to internal and external clients;
Ensures regular quality control and plan accuracy inspections;
Helps prepare and manage the budgets while tracking costs daily;
Reviews and certifies progress payment applications;
Issues regular status reports and ensures resolution of material issues that affect project delivery;
Reviews the requirements for change notices, authorizes change notices and change orders;
Ensures pre & post project occupancy support and services are provided to achieve delivery targets;
Assists and manages the completion of all remaining team, administrative and stakeholder activities (i.e. handover to property management) required to formally complete the project to either the end of the warranty period and release of securities;
Other duties within the scope, spirit and purpose of the job, as requested by management.
Who we are looking for:
A minimum of five (5) years of relevant work experience in a multi-family construction and/or development role. Project management experience is required.
Education: A University Degree (Architect, Engineering or Business degree) or College Diploma in a relevant field.
