Job Opportunity – Apartment Caretaker, Portage la Prairie, Manitoba

Vionell Holdings Partnership (VHP) is one of the largest licensed property management firms in Manitoba. We proudly serve nearly 4,000 residential rental customers and condominium owners.

The Position
VHP is currently looking for a team member to fulfill a caretaker role for our apartment community, The Flats, in Portage la Prairie, Manitoba. Duties of this role include, but are not limited to:

-Maintain good tenant relations. Look after complaints, if unable, to do so contact the office.
-Show suites to prospective tenants (if needed).
-Maintain general cleanliness of buildings.
-Vacuum hallways and entranceways once a week or more if necessary.
-Clean glass in doors, elevator doors, and hallways as required.
-Replace exit lights and burnt out bulbs immediately.
-Check all emergency lighting monthly (all three floors) and record results.
-Do small repairs. (light bulbs, door stops, screens, dripping taps, drywall repairs, painting, minor electrical)
-Clean air exchangers and filters (in suites & maintenance rooms) twice a year.
-Maintain the Intercom system (change information for new tenants).
-Check electrical rooms weekly.
-Check vacant suites once a week, spot clean as necessary.
-Check grounds (clean up garbage around buildings, parking areas and garbage containers).
-Garbage containers (refuse and recycling will have to be moved for pick up on pick-up dates).
-Blow, shovel and/or sweep snow in the winter to bare cement.
-Install air conditioner covers in the fall, remove in the spring.
-Clean apartments after move-outs that are not to our standard of cleanliness for future tenants.
-After-hours maintenance emergencies resolution.

The Candidate
VHP is looking for an enthusiastic person that meets the following criteria:

  • Must have experience in general repairs (minor plumbing/electrical repairs);
  • Able to work independently;
  • Great attention to detail;
  • Excellent customer service skills;
  • Clear understanding of our rental leasing process;
  • Extremely organized;
  • Quick learner;
  • Able to problem-solve effectively;
  • Must have a valid class 5 driver’s license;
  • Willing to learn our property management software program YARDI
  • Microsoft excel, word, and outlook proficiency required;
  • Can provide a satisfactory criminal record report.

Compensation Package

The candidate for this position would be compensated with a free unit in this apartment community. If required, duties beyond the scope of this role would be compensated in addition to free rent.

Position Type
Casual, as needed. Approximately 10-12 hours per week.
