Job Summary/Purpose:
Reporting to the VP of Store Development, the Director of Real Estate & Agile Retail Leasing is responsible for managing the North America real estate portfolio and overseeing real estate managers, agile retail leasing specialists and real estate coordinators. As a Director, this role will ensure understanding and compliance with Company and departmental policies/procedures and internal controls. This position will require extensive travel with approximately 65 - 85% of the time.

Key Responsibilities:
  • Manage the North American real estate portfolio; establish and implement both a strategic and tactical real estate expansion plan that aligns with the company’s strategic growth plan and annual operating plan
  • Responsible for leading the Real Estate and Agile Retail Leasing teams; including coaching, mentoring and developing team members
  • Manage the full spectrum of property assets related to leased and owned properties; lead team members, consultants, and brokers to meet the strategic and tactical plan for space/property needs/requirements; negotiate terms and conditions of leases; review offers to lease and lease agreements
  • Collaboration and enrollment with Store Design, Store Innovations, Store Construction, Retail Operations, FP&A, and Program Managers to ensure retail environments are opened on time, aligned with the vision of the brand, and within the approved proforma
  • Interface with attorneys to review, negotiate and finalize leases and coordinates various lease issues including Estoppel Certificates
  • Evaluate and finalize store locations with site visits
  • Analyze proforma to determine stores’ financial feasibility
  • Maintain relationships with mall developers and landlords
  • Identify and implement opportunities for cost savings and risk mitigation
  • Approval of all proforma by Real Estate Committee
  • Ensure real estate milestone dates, terms and conditions are met
Competencies (Knowledge, Skills, Attributes, Traits) and Qualifications:
  • 10+ years in commercial real estate
  • 5+ years of people management experience and the ability to lead senior technical experts
  • Strong problem-solving skills and organizational skills
  • Excellent communication skills – verbal and written
  • Effective negotiation skills
  • Confidence in dealing with people (internal and external) and resolving issues diplomatically
  • Resourceful and high level of initiative
