Reporting to the Vice President, Property Management, and based out of Atrium (595 Bay Street, Toronto), the Senior Manager, Security & Life Safety is responsible for managing the Security & Life Safety program at three high-profile Triovest properties in downtown Toronto. The position is tasked with managing all operational aspects of the Security and Life Safety program, a critical component being quality assurance to ensure overall compliance with required standards and industry best practice. The position will establish and maintain key contacts with internal, tenant, public authority, supplier, and security industry stakeholders. In addition, ensuring that each property maintains the appropriate state of readiness in respect to its ability to manage the evolving security risk & threat environment as well as respond to a wide range of potentially adverse incidents.


Manage the various property security & life safety programs to ensure that they remain current and aligned with the needs of the property, Triovest standards and industry best practice.
Assist General Managers with development and roll out of building response plans, ie. Continuity Plan, Pandemic Plan, Building Resilience Plan,
Ensure operational and fiscal efficiencies.
Develop, implement and monitor operational procedures, processes and standards to ensure ongoing and effective security management practice.
Ensure that each property maintains a current set of property specific Post Orders which address the specific needs of the property and based upon Triovest approved Security Standards and/or applicable legislation.
Ensure that all security guard service providers ensure that contract deliverables align with the applicable Post orders.
Ensure that each property has a functioning Emergency Management Team (EMT) and that said teams are properly trained and fully conversant with the property Emergency Management Plan (EMP).
Provide ongoing support and counsel to property management stakeholders on security-related issues.
Establish, maintain and leverage key property-level contacts (internal and external) and through regular interaction, provide and maintain a high level of security service at the property.
Management of security-related work projects, with an emphasis on continuous improvement and maximization of value.
Contribute towards future planning, maintenance, expansion, and integration of security-related systems and technology within the facility to ensure ongoing high standards, and cost-effective service.
Identify security incident trends so that the appropriate mitigation and/or response strategies can be enacted.
Ensure that each property can properly and effectively respond to calls for service and security-related incidents.
Be prepared to act as the Incident Commander in the event of a major emergency event.

Contract Management

Ensure that each security & life safety contract has a clearly defined scope of work and associated KPI’s (Key Performance Indicator’s) which out the various contract deliverables.
Establish regularly scheduled meetings with service providers to review KPI performance and ensure that problem areas are being properly addressed in a timely manner.
Notify property management of chronic problems related to contract performance.

Budget & Administration

Contribute towards and administer the Security & Life Safety department annual operating and capital budgets and associated financial reporting.
Optimize revenues and expenditures to leverage maximum value for the property. Prepare, implement and monitor new revenue-generating or cost-cutting ideas for the department.
Prepare, review, distribute and file, correspondence and other pertinent communications

Fire & Life Safety

Ensure that each property has an approved and current Fire Safety Plan (FSP).
Assist building operations staff to ensure that the management and maintenance of all fire suppression systems and equipment at each property is in full compliance with the FSP and applicable legislation.
Assume responsibility of the Building Fire Plan and Tenant Fire Warden Plan at each property and that said plans remains in full compliance with the approved FSP and applicable legislation.

Health & Safety

Involvement in Joint Health & Safety Committee (JH&SC) and support of JH&S program to ensure occupational safety is prioritized and effectively practiced throughout all areas of property operations.
Assist others in conducting risk assessments in common areas and tenant leased premises for the purposes of identifying and correcting hazardous, unsafe working conditions.

To fulfill this role successfully, you should demonstrate the following minimum qualifications:

A College diploma (or equivalent business management qualification) in Security/Life Safety, Risk Management or Criminology-related discipline.
ASIS Board Certified as a CPP (Certified Protection Professional), PSP (Physical Security Professional) or APP (Associate Protection Professional) is preferred.
Five (5) years of security management experience, ideally at a property or properties of complex scope (i.e. large office environment).
Proficient in basic accounting including the development and administration of capital and operational department budget.
Good working knowledge of MS Word, Excel, PowerPoint and Outlook.
Thorough knowledge of security technology (i.e. CCTV, Access Control, Intrusion) and other security-related systems.
Good knowledge and understanding of applicable federal, provincial and municipal legislation (i.e. Trespass to Property Act, Criminal Code, Mental Health Act, Liquor Control Act, Use of Force guideline).
Sound knowledge of industry techniques and emergent trends in Security Management.
Project management experience by bringing together every component of a project, including resources or planning, that are needed to complete it in a timely manner.
