Working with our team of property accountants and reporting to the Accounting Supervisor, the successful candidate will be responsible for analyzing, reviewing and preparing financial statements for the properties in the REIT portfolio. You will primarily:
Analyze rental revenue to expected revenues and reconcile any differences;
Compare property operating expenses to expected based on the annual budget;
Calculate operating cost recovery adjustment each period;
Confirm mortgage and property tax payments are made according to the amortization schedule and property tax statement;
Journalize period adjustments to assets and intangibles;
Prepare reconciliation of balance sheet amounts and journalize any adjustment for deferred revenues, prepaids, etc.;
Review bank, GST, and property management fee reconciliations and test for reasonableness;
Put together the quarterly audit file for each property;
Create amortization schedules, straight-line rent schedules and recurring journal entries for newly acquired properties; and
Respond to routine accounting questions from property managers and other team members.
Your technical qualifications include:
4+ years’ accounting/bookkeeping experience in preparing account reconciliations, journal entry adjustments, A/P and A/R;
Accounting diploma or Bachelor of Commerce degree;
Intermediate experience in MS Excel and above average data entry skills; and
Experience in property accounting and Yardi considered; an asset.
