The Operations Manager has a critical role in ensuring the smooth running of our property leasing business – Mainline, through the development of all policy/procedure and staff training. He/she will shape the development, mentoring, leadership, and management of a high-performing, cohesive team, including leasing, customer service, maintenance and management personnel, in order to maximize their engagement, minimize turnover, and ensuring vacancy targets and KPIs are met.
Lead, coach and assist our onsite Community Experience (property) Managers to maximise rental revenues, control operating expenses. Initiate the set up of our new developments/buildings and overtime spearhead the upgrade of properties through well-designed enhancements and maintain the assets in sound physical condition.
Develop policy/procedures and training for all aspects of Mainline operations: including maintenance, capital improvements, lease administration, budgeting, forecasting, reporting, collections, evictions, vacancy anticipation, marketing, lease renewals, service contracts, expense control, audits, etc.
Ensure company and legislated policies are followed, including Health & Safety
Drive initiatives within the management team that contribute to overall operational effectiveness
Guide management teams to build positive relationships between tenants and staff
Manage relationships with key stakeholders in negotiating, monitoring and evaluating service
Partner with construction management to resolve deficiencies and ensure timely turnover of new properties
The ideal candidate will:
Post-Secondary degree in Business Administration or relevant field of study
Minimum of 5 years experience in regional sales or business manager
3-5 years as a supervisor with extensive property management experience
Possess strong knowledge of the Residential Tenancy Act and Tenant Board guidelines etc.
Knowledge of relevant employment legislation, i.e. ESA, OHSA and its regulations, Human Rights, etc.
Ability to manage performance and provide feedback and coaching
Proven experience in business growth planning
Successful experience in development of staff in a region
Excellent communication and facilitation skills
Demonstrated team leadership and collaboration skills
Ability to lead and manage projects with results focus
Knowledge of cost analysis, fiscal management and budgeting techniques
Able to read and understand financial statements as well as demonstrate good understanding of fiscal management and be accountable for the financial success of the Mainline properties you oversee.
Ability to build and maintain lasting relationships with corporate departments, key stakeholders and clients
Capable of operating under pressure and meeting deadlines.
Willing and able to travel throughout Western Canada as required
