About the Position:
The Commercial Real Estate Manager is a strategic member of the commercial team across Canada and thrives in a fast-paced, entrepreneurial environment.

In their role, the Commercial Real Estate Manager will keep abreast of industry and market developments in commercial real estate. They will be a creative problem solver, able to manage in an environment of change and find opportunities for differentiation in order to help us make bold and strategic moves in successfully competing. They will approach their work with dedication, commitment and confidence and take initiative in developing, launching and managing projects that drive results. They will build strong relationships with tenants by listening and understanding their issues and needs and ultimately delivering a superior customer service experience & satisfaction to maximize the financial performance of the portfolio.

Key Responsibilities:
Develop marketing collateral to market vacant spaces
Play an active role in researching and developing an industry leading commercial web site as well as creating and managing content and ensuring it’s always up to date
Manage our online presence and posting our vacant spaces for lease
Respond to all prospective tenant lease inquiries, provide leasing info as required and ensuring prompt, proper & professional follow up
Shortlist potential tenants for vacant premises, that would best fit the existing tenant mix at the property and area, while ensuring quality covenants to maximize property value
Track and update active deal files on Microsoft Teams
Track and manage upcoming existing tenant renewals on a rolling 12-18 month basis
Research and identify local brokers that are the most active and are recognized as leaders in their respective cities and secure mandates
Conduct market surveys to establish market asking rents and support revenue management
Perform supporting research and analysis in assisting to develop a Strategic Commercial Asset Plan for each property
Build and manage a prospective tenant database by actively soliciting tenants coming up for renewal in neighbouring properties and capturing their key lease information
Build relationships with tenants by ensuring to be attentive in listening to and addressing tenant issues and needs in an efficient and prompt manner
Build and manage CRM platform and carry out integration with Yardi and web site
Liaise with FM & Capital at support office on broader commercial maintenance issues and capital work/projects that require their involvement
Liaise with Regional “Commercial Champions” to execute on prospective tenant visits, maintenance issues and capital work/projects in order to successfully execute locally.
Coordinate and collaborate with other members of the Commercial team

Job Requirements:
Education and Experience:
University business degree or in a related field
3-5 years of comprehensive commercial real estate experience with an established commercial real estate organization. Established relationships with various commercial tenants that can be leveraged, is an asset.
Experience in commercial leasing, lease management and managing the deal cycle, from prospect generation to closing deals
Proven track record for signing leasing and delivering results
Familiarity and ability to draft commercial correspondence from tenant letters and renewal addendums to LOI’s, offers to Lease and leases
Experience with formulating and estimating LLW scope of work and TI’s as well as project manage the build out of commercial premises
Ability to liaise with various City representatives from urban planners for permits to city inspectors for infractions
Ability to analyze, apply, interpret and communicate policies, procedures & regulations effectively
Commercial brokerage license is an asset

A professional demeanor coupled with strong communication skills, fully bilingual, both verbal and written
Advanced presentation and writing skills to prepare legal and contractual documentation between landlord and tenant where detailed (technical) description, explanation and the accurate use of industry terminology is necessary to effectively communicate
Demonstrates a high degree of integrity, diplomacy, discretion and confidentialit
Ability to work and act independently using good judgment when assessing difficult situations and determining whether and when validation is required before proceeding
Ability to manage the negotiation process
Ability to remain calm and focused in high pressure situations
Self-motivated individual who is proactive, takes initiative and is goal & results oriented
Superior organizational and time management skills in order to multi-task, prioritize and work under tight timelines and meet multiple deadlines.
Proficient in Microsoft office, particularly excel (experience in financial modelling an asset)
and PowerPoint.
Ability to travel when necessary
