Job Responsibilties

Prepares master estimate for alternate elevations and floor plans
In co-operation with the production team, prepare initial budgets for all customer contracts, and maintain and update budgets as the customer contract is amended.
Calculates costs of extra items as they relate to purchaser contracts and change orders, modify budget and communicate costs to sales agents.
Ensures that all necessary civil, structural, and mechanical material takeoffs are completed.
Monitors the construction of houses to ensure all are accurate and on budget
Performs actual to budget variance analysis and explanations for overages
Monitors plan changes and provides cost estimate of changes along with written description
Maintains global options book from a costing perspective, identifying cost changes and bringing it to the controller’s attention
Maintain detailed and organized filing system of budgets, drawings, notes on costing.
Liaises, consults and communicates with Construction Manager and Senior Builders to ensure that estimates reflect the planned method of construction.
Communicates with Construction Manager regarding discrepancies in amount of materials delivered to sites.
Communication with accounting for invoice approval and budget variance explanation.
Communication with the controller to perform margin reports per closing to ensure desired margins are achieved and detailed analysis performed when target margins not met.

MS Office and MS Project skills
Candidates with technical college certification or trade background with substantial experience.
1 – 3 years’ experience in estimating, preferably in the home construction industry.
Solid knowledge of computerized estimating programs (preferably Timberline) and use of AutoCAD.
Thorough understanding of home construction, building code, contracts and terminology
Strong construction knowledge

Proficient in quantity take offs, scheduling and pricing
Communication – both verbal and written.
Organization skills – must create/maintain strong filing system of master budgets with drawings, contracts, etc.
Time management.
Analytical skills

Ability to work independently.
Understand, interpret drawings, specifications, and technical requirements.
Attention to detail.
Maintain relationships with contractors and suppliers.
Work well under pressure and meet deadlines.
Work with all levels of an organization.
