As the Operations Manager at Hines, you will be responsible for overall operations management of a mixed-use property including residential and retail. The position will drive operational excellence in key areas that contribute to the property and teams success. The Operations Manager will focus on implementation of best in class programs and achieving operational efficiency and industry leading customer satisfaction. Responsiblities include, but are not limited to:
Daily monitoring of the operations staff, the schedules and their duties
Review all pertinent issues at the property and review with Property Manager
Assist in review of Lead operator and building operators performance
Perform maintenance, monitoring repairs to the Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems for the site to keep site and building systems up to applicable standards as assigned
Coordinate and assist with contract service procurement and scope development for maintenance, electrical, HVAC and related operations related service functions
Communicate assignments and major tasks to be completed and ensure availability for “on-call” for after hours, weekend and holiday emergencies
Complete and evaluate the daily/weekly completion of all work orders
Identify and schedule preventative maintenance; such as filter change, power washing etc.
Monitor and maintain all required permits for operating the property such as; pool, spa, elevator, sign etc.
Assist with hazardous weather problems, fires, floods, freezes, snow removal, etc.
Assist the property manager with supervising all work by outside contractors
Perform month end turnover
Assist operations staff with timely completion of work orders
Ensure that work performed in tenant space is accomplished with a minimum of disruption and is followed by adequate cleanup
Maintains responsibility for the site, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance and technical proficiency
Ensure the availability of an adequate operating inventory of tools and supplies and develop sources for stock materials related to maintaining the site operations
Maintenance of the equipment will include cleaning, inspecting, calibrating and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels
Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace
Evaluate vendors and suppliers on a regular basis with regards to quality and competitive pricing
Respond to emergency calls after hours and participate in rotational on-call
Minimum Requirements include:
Bachelor's degree from an accredited institution
Five or more years' experience in property management maintenance is required and two years of supervisory experience preferred
Proven experience with mechanical, plumbing, electrical, fire protection, energy and utility management systems, reporting and service procurement
Proven experience in developing operating and capital budgets and property performance performing
Experience and familiarity with OH&S legislation and building codes
Intermediate knowledge of Microsoft Office and related building technology systems
5th Class Power Engineering Certificate
Strong customer service orientation
Excellent organizational and verbal skills
Work schedule flexibility including potential weekends and after hours
