Perform all daily routine custodial maintenance duties for Antigonish Co-op. This is to be done in accordance with established policies and procedures under the direction of the Manager.
Job Responsibilities and Duties:
Under the direction of the Manager:
Ø Daily, weekly and monthly checks and logging of results as outlined in the Fire Safety Plan &
Log Book. This includes monthly inspections of apartment door closures and making required adjustments
Ø Keeping all common areas clean.
Ø Cleaning empty units upon move out, test smoke detectors, and change locks. .
Ø Take out garbage and recycling to proper pick up location and keep all garbage areas clean.
Ø Assisting in annual inspections of units as directed by Manager.
Ø Assist in additional unit inspections as required.
Ø Maintain daily journal of work performed.
Ø Attend and assist with regular fire drills and fire safety meetings.
Ø Check inventory of custodial supplies and submit orders to the office.
Ø Perform maintenance tasks in the event of emergencies as requested by Manager.
Attending on call after hours is part of the job.
General Repair Duties: (As per Work Orders Issued)
Ø Minor plumbing repair and maintenance.
Ø Minor electrical repair and maintenance.
Ø General carpentry such as minor drywall repairs, door and window repairs and replacement of hardware, touch up of interior and exterior painting as required.
Ø Minor repairs to small appliances
Ø Maintain and service equipment and tools when required.
Ø Clean eavestrough of buildings and remove snow from top of buildings were applicable.
Ø Operate and maintain all outdoor equipment and tools required to complete task.
Ø Summer months: Cut, rake and trim lawn; pick up litter and debris, sweep parking lot and sidewalks, trim overhanging and hazardous branches.
Ø Winter months: Perform necessary snow removal in all designated areas surrounding building. Apply salt/salted sand, as required. Maintain associated log book.
Ø Report maintenance repairs and deficiencies to manager.
Ø Report vandalism to manager.
Ø Assist in lock-outs.
Ø Assist tenants in case of fire alarms.
Ø Assist tenants in any emergency situation (ie. power outage).
Ø Report disturbances to manager.
Ø Show units to prospective tenants when requested by Manager.
Ø Train and provide direction to students when assigned.
