Position Overview

The Assistant Site Superintendent will assist the Site Superintendent with the management of all functions of a new home construction job site as it relates to home construction, including scheduling and supervising job site according to the standards of Empire Communities. The incumbent monitors workers and subcontractors job performances on worksites to ensure duties are being completed. The Assistant Site Superintendent must have a strong dedication to health and safety in the workplace ensuring all workers and subcontractors perform their duties in accordance with Empire Communities ECMI's policies and procedures.

Key Functions & Duties:
Responsibilities of this position include, but are not limited to:

  • Assist with managing of all sub-trades, workers, and suppliers ensuring they perform according to contracts, including a requirement to have an authorized representative of the Contractor physically present on the Site during all periods of activity
  • Oversee all site activities by any and all sub-trades each day
  • Supervisor of direct construction labour force
  • Use best efforts to resolve concerns between the various sub-trades, workers and suppliers
  • Assist the Site Superintendent with inspecting the homes during all phases of construction, assisting in monitoring quality standards within the established schedules of a high-volume production site
  • Ensure all trades embrace and work in compliance with Health and Safety requirements established by Empire Communities and report non-compliance, ensuring the appropriate action is taken
  • Ensure the accuracy of installation of each sub-trade as it pertains to the construction drawings and scope of work for that particular sub-trade
  • Ensure that purchased extras are executed to the detail as outlined by the Project Coordinator
  • Assist in maintaining a professional, well organized and safe job site
  • Assist in managing and inspecting the quality of the trade performance and hold them accountable for upholding the Empire Communities standards of building, providing signed completion reports
  • Assist with completing progress reports/schedules
  • Communicate on a daily basis with the Site Superintendent and other key contacts regarding concerns, discrepancies, additions or alterations that may arise during the course of construction
  • Resolve any discrepancies that arise to ensure building finishes meet standards and codes
  • Monitors site cleanliness and communicates/follow up with subcontractor’s responsibility for daily clean up.
  • Suggest and make recommendations for process improvement
  • Responsibilities and essential functions may be modified at any time depending on business needs
  • Ensure all required permits are obtained
  • Ensure that safe work practices and procedures are being followed onsite at all times
  • Coordinate and direct all construction workers on the worksite
  • Ensure accurate and timely project close date; adjust working schedules to ensure deadlines are met
  • Complete jobsite administration duties such as timesheet completion for works and any daily logs that need to be maintained
  • Ensure proper manpower levels are available onsite each day to ensure constructional completion
  • Ensure proper materials and quantities of materials are onsite prior to daily work commencing
  • Lead project meetings with internal and external parties to monitor and report on progression of building
  • Supervise all workers onsite; provide feedback to workers, enforce company policy and administer disciplinary measures are required
  • Identify and resolve conflicts within project teams and associated work; create contingency plans to mitigate risk
  • Oversee total construction effort to ensure project is constructed in accordance with design, budget and schedule
  • Aid workers on site whenever required
  • Develop, monitor and oversee quality control measures on worksites
  • Pursue cost effective alternative measures to improve financial performance on projects
  • Ensure building inspections are completed periodically throughout the construction phases to ensure buildings meet specifications of clients
  • Actively participate at site safety meetings
  • Enforcement of company health and safety program
  • Conduct site safety inspections on a weekly basis
  • Coordinate with Décor when issues arise
  • Provide proper documentation for VPO’s/Site Admins
  • Update Buildpro on a daily basis
  • Update production schedule and closing list
  • Any other duties as required
Skills and Qualifications:
  • Minimum of 5 years supervisory experience in residential site construction,
  • Post-secondary diploma/university degree in Building technology or a related field
  • Completed CSAO Health & Safety Representative training, Current First Aid training and certification.
  • Strong management, delegation, planning and leadership skills
  • Effectiveness in the areas of construction safety and productivity
  • Knowledge of local, provincial and federal workplace compliance regulations, ordinances and legislation in relation to the construction industry, specifically residential construction
  • Commitment to working in a team environment, with established team building abilities
  • Strong communication, integration, problem-solving and interpersonal skills
  • Dedication to health and safety in the workplace
  • Superior leadership qualities with a demonstrated track record of dealing successfully with internal and external customers
  • Results-oriented with the ability to interpret and effectively manage multiple and competing priorities and time lines
  • Understanding fundamentals of contracts and experience in managing contractors under the terms of a contract
  • Knowledge of OH&S regulations and related residential building codes
  • Demonstrated success in project delivery and execution of project management methods
  • Highly effective negotiation, diplomatic, and conflict resolutions skills
  • Ability to effectively communicate with all types of staff, including laborers, technical, professional, and upper management
  • Ability to effectively communicate both verbally and in writing
  • Demonstrated ability to exercise necessary cost control measures
  • Possess a valid driver's license
  • Flexibility to adjust to shifting priorities and deadlines
