Reports to the General Manager of the home. Performs general, routine maintenance and servicing operations throughout the facility, reports unsafe conditions/situations in accordance with the applicable codes and regulations and as directed
DUTIES AND RESPONSIBILITIES
Performs a variety of routine/preventative maintenance, servicing and repair operations to maintain facility, equipment, furnishings, fixtures, and grounds in proper condition.Observes and monitors all areas of the facility for ongoing maintenance requirements and carries out repairs as required.Assures proper maintenance and functioning of equipment and arranges for repairs as necessary.Maintains adequate inventory of tools, spare parts, filters and lighting supplies etc.Performs mechanical maintenance and repairs to equipment, such as replacing drive belts, lubricating motors and hinges, repairs and servicing to heating and ventilation systems, servicing and repairs to kitchen and laundry equipment, repairs to beds, chairs, tables, etc.Puts out and secures outdoor furniture for the winter and summer.Monitors outside grounds and roof on a daily basis. Keeps sidewalks and the receiving area ramp clear of snow and salted as needed between snow services.Performs general maintenance and repairs to plumbing, electrical systems such as replacing water valves, fixing leaks within reasonable scope of work, clearing drains and removing blockages, repairing or replacing fixtures, replacing switches, replacing fuses and light bulbs, repairing Emergency Nurse Call.Performs general carpentry work and repairs such as installing floor and wall tiles, repairing dry wall, replacing doors and hardware, painting.Following approval refers problems requiring specialized work such as electrical or plumbing, to outside contractors and monitors/supervises work performed.Conducts daily maintenance rounds to ensure safety and building and support systems are functioning properly. Liaises with home staff, outside service contractors and inspectors to assure equipment and the environment conform to applicable codes and regulations. Consults with governmental officials, company resources and professionals in relation to department activities.Orders and /or purchases supplies/equipment in accordance with established purchasing policies and budget constraints.Participates in committee meetings related to health and safety and operations of the facility as required. Establishes and maintains communications with other departments and works cooperatively in carrying out duties to assure the needs of residents are being met. Maintains required records, reports, statistics, etc., in accordance with policies, procedures and legislative requirements.Maintains work area in a clean, orderly and safe manner and assures proper care in use of tools, equipment and supplies. Ensures the safety and privacy of residents during performance of duties.Maintains established department plans, policies and procedures regarding such things as quality assurance, environment, fire, and occupational health and safety. Maintains departmental manuals for equipment.Maintains inventories and assures safe storage of all supplies.Other duties as assigned by General Manager and or management.
Three to five years relevant experience and/or knowledge of mechanical and electrical systems, plumbing, carpentry and heating and ventilation systems. Licensed in one trade would be an asset.Ability to read and interpret manuals related to equipment and systems.Ability to read and understand architectural, mechanical and electrical plans.Ability to work safely, following established safety practices & procedures.Ability to read and write English and understand moderately complex oral, verbal and written instructions in English.Knowledge of Occupational Health & Safety responsibilities and practices, principles and legislation.
