Job Title: Environmental Services Manager

Job Location: Oaks Retirement Community

Reporting Relationship: General Manager

Direct Reports: Environmental Assistant

Scope of Position:

The Environmental Services Manager is responsible for direct oversight of the Environmental Services team and for the effective functioning and the upkeep and of the physical appearance of the grounds, furniture and equipment in the retirement community.

Key Responsibilities:

-Resident and Guest Services

· Ensures safety of staff and residents by regularly maintaining equipment and furniture and by

providing general upkeep to the physical grounds and its large systems;

· Develops and maintains effective relationships with residents and guests in order to determine

individual needs, resolve issues or concerns, and evaluate resident satisfaction.

· Ensuring that the services provided to resident’s meets or exceeds expectations;

· Providing residents with a safe and comfortable living environment;

· Participates as a member of the Service Team Leaders and provides support to the other

members of the team;

· Provides leadership and direction to environmental services team members;

· Participates in decision-making particularly in matters related to staff and resident health and


· Supervises the security or maintains contracts for these services;

· Negotiating with suppliers to obtain optimum value for products and agreement on delivery


· Maintains the appearance and upkeep of the community by implementing regular painting and

decorating plans and ensure all furniture and fixtures are operational and in good repair;

· Schedules and conducts regular preventative maintenance activities;

· Co -chairs as a member of the Joint Occupational Health and Safety Committee;

· Conducts regular fire and emergency preparedness drills;

· Responds to queries from potential residents, family members and friends as required;

· Promotes wellness in the community among service team members, residents and guests;

· Plans and implements a regular daily, weekly, monthly and yearly schedule of preventative

maintenance activities to ensure the plant and equipment are safe and in good working order;

· Provides minor building, electrical, plumbing and equipment repair services to ensure the

optimum functioning of the physical plant and equipment;

· Identifies and investigates physical plant deficiencies and equipment malfunctions and takes the

appropriate corrective action;

· Receives and stores all non-kitchen related deliveries.

Financial Services

· Maintains operating and budgetary departmental goals;

· Forecasting, monitoring and approving expenditures from the budget allocated to environmental


· Maximizing the purchasing power while maintaining or exceeding facility quality and service

standards and Provincial and legal requirements;

· Sources and orders services/supplies focusing on obtaining the highest quality for the most

reasonable price.

Employee Services

· Oversees and co-ordinates environmental services team members;

· Responsible for scheduling and appropriating staff hours within the environmental department;

· Provides necessary in-service training and orientation of new employees with the guidance of

the General Manager;

· Monitoring and evaluating staff performance;

· Reports the number of paid staff hours, changes and/or problems with scheduling;

· Works safely to reduce the risk of injury to self, service team members, guests and residents

and is alert to remedies and promptly reports all actual or potentially hazardous situations;

· Is aware of employees and supervisor’s responsibilities and follows all health and safety policies

and procedures;


· Maintains membership in relevant professional organizations;

· Must be willing to be on-call and be willing to work the hours necessary to ensure the effective

operation of the community;

· Understands the lines of authority, flexibility and communications within the Company and uses

them effectively to meet responsibilities;

· Demonstrates accountability for her/his own actions;

· Undertakes all responsibilities as assigned by the General Manager;

· All other duties as assigned.



· Extensive experience as a maintenance worker;

· Demonstrated skills in: light carpentry, plumbing, electrical work, painting and equipment


· Empathy for and understanding of the needs of the elderly and/or disabled;

· Ability to relate to all levels of staff, the residents and their families, and other professionals with

a high degree of patience and tolerance;

· Strong communication skills; both oral and written;

· Initiative, good judgment and supervisory abilities;

· Ability to exercise tact and diplomacy in dealing with residents, service team members and



· Certification from a program in general maintenance;


· Recognized Certification or designation in a skilled trade or equivalent.
