Reporting to the Operations Supervisor, the Maintenance Operator, is an intermediate to advanced level building operator responsible for providing operational and technical support as a member of a building operations team. The primary objective of the Maintenance Operator is to ensure that the assigned real estate portfolio or complex of buildings is being managed and maintained in a safe and environmentally responsible manner and to the highest level of operational efficiency. The Maintenance Operator is a union position under Local 793 of the International Union of Operating Engineers.
The primary responsibilities of the Maintenance Operator include:
Assisting building supervisor, maintenance mechanics and other building operators with installation and repair of mechanical systems;
Installing, repairing, and maintaining climate control and other mechanical systems within a building or portfolio;
Perform inspections and testing of all operating equipment. Make corrective measures as required to recommended parameters. Maintain accurate and up to date logs;
Overseeing preventative maintenance and unscheduled repairs of HVAC, mechanical, plumbing, lighting, electrical, elevating devices, roofing, and life safety systems, etc.;
Identify signs of equipment malfunction and failure and correct same, or report the problem to the Operations Supervisor or Operations Manager, providing a full and detailed report of the issue;
General maintenance including painting, minor drywall repair, sanding, caulking and overall housekeeping;
Assisting with environmental assessments and reporting;
Participating in corporate occupational health and safety program;
Assist with waste, recycling, and hazardous materials and diversion management;
Monitoring and control of computerized control systems (lighting, BAS, Fire);
Ensure optimum operating levels and parameters for the building systems and equipment are met to achieve maximum efficiency without sacrificing tenant comfort;
responding to tenant service requests;
assisting with insurance and risk management inspections, remedial actions, and reporting;
remaining current and up to date with new industry practices, legislative changes, and new technologies;
Will abide by all Policies and Procedures set forth by QuadReal;
other assigned duties;
Be a mentor. And share knowledge, experiences, and skill set;
Provide training and direction to fellow team members;
Assist in training/developing General Maintenance staff;
Technical Qualifications - The Maintenance Operator shall have the following technical qualifications or industry equivalency:
4th Class Power Engineer (or equivalent) or working towards
BES Class 1
plus, a minimum of 5 years’ direct work experience in intermediate position in commercial high rise building operations;
a valid drivers license;
intermediate level skills in Microsoft Office.

Organizational & Leadership Skills – Ensure operations records, files and documentation are maintained in an orderly, accurate and timely fashion; sound administrative and organizational skills.
Decision Making Skills - Ability to resolve problems using facts and sound reasoning; ability to achieve goals using logical and strategic approaches to resolving challenges.
