Building Superintendent - for a 173-unit residential condominium in SE Calgary

Currently we are in search of a permanent, full-time Building Superintendent to handle the operations of this condominium. This position reports to the full Board, through a sitting Director of Operations. The Building Superintendent shall strive to achieve condominium objectives while maintaining a balance between cost, time, quality, and safety.

Job Description - Operations

  • responsible for general upkeep of the property to the level required by the Board of Directors
  • knows the operation of the building systems to fully understand performance, warning signs, settings, minor adjustments, and need for service
  • during any kind of inclement weather, ensure building systems (such as heat tracers in eavestroughs) are functioning properly; and ensure front entrances, parkade ramps, and sidewalks are clear of ice and snow
  • get quotes for work related projects, as required
  • coordinates all projects - supervises contractors and trades while on site; and ensures all contracted work is properly completed, recorded, and any clean-up is attended to
  • responsible for keeping costs under control - by performing daily minor repairs which do not require the expertise of a contractor (could include mechanical, minor plumbing & electrical issues, painting, patchwork, touch-ups, temporary emergency repairs)
  • All owner issues are to be referred to the Property Management company; however the Building Superintendent shall maintain good working relationships with Owners
  • Manage staff, if any
  • Manage operations volunteers, if any

Administrative Responsibilities

  • Ability to prioritize workload and problem-solve
  • Approve all operation bills, in conjunction with the Director of Operations
  • Daily, weekly, monthly reports
  • Posts notices for all operations maintenance, in a timely fashion

Previous Experience

  • 5 years previous related experience
  • Experience managing contractors and safety inspections
  • Handyman experience
  • Good communication skills
  • Computer literate

Work Conditions

  • Hours - 7:30 - 4:00, 40 hour work week
  • 24 hour on-call (only for emergencies referred from Property Management company)
  • Must have own vehicle
  • Must provide own safety footwear
  • Successful candidate should be fit and able to lift weights of 50 pounds
  • Periodically required to work at heights, ascending/descending ladders
  • Able to stand, crouch and kneel for extended periods
