With limited supervision, the Senior Analyst, Real Estate/Property Valuations is accountable for identifying, evaluating and making recommendations to Real Estate Senior Management on investment opportunities as potential additions, developments, or dispositions to Manulife’s supporting the annual and quarterly external valuations of the Manulife/John Hancock North American Real Estate General Account portfolio (140 +/- properties) and Manulife/John Hancock Real Estate Funds’ (MREF) portfolio (5 R.E. Funds – 75 +/- properties) in keeping with established internal and external compliance investment objectives and policies and procedures. The position is located in Toronto. Property types include Office, Multi-Family, Retail, and Industrial and vacant land. The analyst will perform a wide range of valuation/appraisal review analytical tasks relating to both the real estate industry generally as well as the origination, analysis, and underwriting of specific investment opportunities.
Support the annual and quarterly external valuations of the real estate portfolio in Canada, United States, Asia and Japan including the request for proposal (“RFP”) process and evaluation and selection of external appraisal firms.
Coordinate the dissemination of property data and to ensure accuracy of data presented in the external appraisals and financial models (Argus AE) by working with the appraiser/consultant, the local real estate office, members of the investment and leasing operations teams, asset and senior management.
Develop and manage list of outstanding questions/issues for resolution to appraisers prior to finalizing appraisal reports.
Assist with appraisal internal and external audits including quarterly reviews by the Private Alternative Investment Valuation Committee.
Assist in the preparation of reporting documentation, analysis for various R.E. Funds, General Account, Senior Management.
Support investment team in the analysis and evaluation of investment opportunities and participate in investment acquisition, development and disposition for on and off-balance sheet real estate portfolios.
Develop recommendations for real estate senior management on strategic and tactical changes to real estate investment strategies for on- and off-balance sheet real estate portfolios.
Develop and maintain databank of valuation/appraisal metrics and market trends and projections for target investment markets.
Develop internal relationships with investment analysis groups within the Investment Division to support the underwriting of real estate investment opportunities.
Develop contacts within the investment and valuation industry to acquire information related to investment trends and markets.
Undergraduate university degree required; Business or Mathematics major MBA an asset
Willingness to work towards an appraisal and/or CFA designation
3-5+ years of experience as a Real Estate Investment Analyst
Advanced and diversified knowledge and experience with real estate property and portfolio analysis, including ARGUS AE and other computer modeling programs specific to real estate
Comprehensive knowledge of real estate investment matters, including leasing, development, operations and general finance
Knowledge of the North American Real Estate market to effectively assist in the property and valuation appraisal review, investment opportunities; dispositions, or developments.
